Contents of a Pathology Report

  • Diagnosis of pathologies: Identification of defects or damage present, such as fissures, humidity, corrosion, cracks, deformations, etc.
  • Analysis of causes: Detailed study of the possible causes of the pathologies, which may include construction factors, defective materials, climatic conditions, design problems, etc.
  • Severity assessment: Classification of the extent and severity of the pathologies found, in order to prioritize interventions and corrective actions.
  • Intervention plan: Technical recommendations on the corrective measures to be adopted to repair the damage, stabilize the structures and prevent future problems.
  • Graphic representation: Plans, photos or diagrams showing the locations and characteristics of the pathologies identified.

When is a Construction Element Pathology Report necessary?

This type of report is required in several situations, including:

  • Rehabilitation or renovation of buildings: Before carrying out any intervention, it is necessary to know the state of the construction elements to avoid risks or major damage.
  • Periodic inspections: Within the framework of the Technical Inspection of Buildings (ITE), to detect possible structural or safety defects that require immediate action.
  • Damage assessment: In cases of accidents, such as floods, fires or earthquakes, to assess the extent of the damage and the necessary repairs.
  • Sale or purchase of real estate: To ensure the safety of the buyer, providing an objective and detailed assessment of the condition of the property.
  • Legal conflicts: In legal situations where it is necessary to have a technical report that serves as proof of the condition of the property or its construction elements.
