Plot Measurements

What they are and why they are essential

Plot surveys are the technical and detailed process of measuring and delimiting the surface of a piece of land, in order to obtain an exact representation of its dimensions and characteristics. This service is essential both for cadastral management and for the development of construction, urban development, sales or any type of intervention that requires a precise delimitation of the property boundaries. Plot surveys allow obtaining detailed information about the extension of the land, its boundaries and its potential use according to urban planning regulations.

What does a Plot Measurement include?

A plot survey includes the following key aspects:

  • Boundary delimitation: The exact boundaries of the plot are identified and marked, ensuring that they correspond to official documentation and current regulations.
  • Surface measurement: The total area of the land is measured, considering its dimensions and geometric shape. Depending on the case, both the useful and built surface are calculated if applicable.
  • Georeferencing: In some cases, the measurement includes the georeferencing of the land, using GPS systems or advanced mapping tools to obtain exact coordinates.
  • Topographical analysis: If required, a topographical analysis of the land is carried out, which includes the study of slopes, levels and other geographical features that may influence its development.
  • Study of legal and cadastral boundaries: The measurements made are compared with the cadastral documents and the property deeds to ensure the correct delimitation of the plot and avoid possible conflicts.
  • Planimetry: A detailed plan is drawn up that reflects the measurement of the plot, including the boundaries, perimeter, orientation and possible infrastructures or elements that affect the land.

When is it necessary to carry out a Plot Measurement?

Plot surveys are required in a variety of situations including:

  • Buying and selling land: When buying or selling land, it is essential to have an accurate measurement to avoid discrepancies in the surface area and boundaries.
  • Segregation or grouping of plots: In processes of division or merger of land, it is necessary to carry out a measurement to ensure that the new delimitation complies with legal and urban requirements.
  • Development of construction or urbanization projects: Projects that involve the construction of buildings or urbanization of a piece of land require knowing exactly the dimensions and characteristics of the plot.
  • Processing of urban planning licenses: Urban planning authorities request measurements of plots to approve construction licenses, segregation or any other intervention on the land.
  • Regularization of cadastral documents: If there are discrepancies between the physical reality of the land and the information in the cadastre, a measurement must be carried out to update the cadastral data.
  • Division in undivided ownership: When a plot must be divided between several owners, measurements are essential to ensure a fair distribution in accordance with regulations.

Benefits of carrying out a Plot Measurement

  • Accuracy in delimitation: It allows for a precise and legally valid delimitation of the plot, avoiding boundary problems and legal conflicts between owners.
  • Regulatory compliance: It ensures that the land measurement complies with current urban and cadastral regulations, which is essential for any type of intervention on the land.
  • Facilitates project management: It provides the technical basis necessary to carry out construction or urban development projects, optimizing resources and avoiding possible errors in planning.
  • Adjustment of administrative procedures: Facilitates procedures with the competent authorities for obtaining building permits, urban modifications and cadastral regularizations.
  • Land valuation: Allows for a correct valuation of the land, considering its actual surface area and its characteristics, which is essential in sales or appraisal operations.

Plot Measurement Process

The measurement of plots is carried out in several stages:

  • Preliminary study: Existing documents such as deeds, cadastral maps or property records are reviewed to obtain a preliminary view of the boundaries and characteristics of the land.
  • Inspection and taking of measurements on the land: A specialized technician visits the land to carry out measurements on site, using precision tools such as measuring tapes, total stations or high-precision GPS.
  • Review of boundaries and legal documents: The boundaries of the plot are verified according to the cadastral and legal documentation, ensuring that the boundaries conform to the physical reality of the land.
  • Preparation of plans and technical documents: A detailed plan is prepared from the data obtained and the corresponding technical documentation is generated, which may include surface calculations, topographic analysis and georeferencing.
  • Delivery of results: The final report and the resulting plans are delivered to the client for use in administrative procedures, construction projects or any other procedure related to the land.
