What it is and why you need it

The Energy Efficiency Certificate is an official document issued by a qualified technician that evaluates and rates the energy efficiency of a property, whether it is a home, commercial premises or an entire building. This report analyses the energy consumption required to meet the usual needs of a space, such as heating, cooling, ventilation, lighting and hot water, and assigns a rating on a scale ranging from A (maximum efficiency) to G (minimum efficiency).

What does the Energy Efficiency Certificate include?

The document contains:

Energy Rating: Final result indicating the level of energy efficiency of the property in relation to consumption and CO₂ emissions.
Description of the characteristics of the property: Detailed information on the construction systems, air conditioning installations, hot water production, lighting and thermal insulation.

Recommendations for improvement: Suggestions for optimising the energy efficiency of the property, such as improvements in insulation, incorporation of renewable energy or replacement of heating or cooling systems.
Additional technical information: Data on the methodology used and the calculations made during the assessment.

When is the Energy Efficiency Certificate mandatory?

This certificate has been mandatory in Spain since 2013 for:

The sale or rental of properties, whether they are homes, premises or entire buildings.
Newly constructed buildings.

Buildings or premises frequented by the public with a surface area of more than 500 m² (such as offices or commercial establishments).
Buildings that undergo major renovations or changes in use.
