What it is and why it is necessary

When is it necessary to obtain a Certificate of Ruin?

The Certificate of Ruin is necessary in the following cases:

  • Properties in a state of extreme deterioration: When a building has suffered such serious structural damage that it cannot be repaired through renovation or rehabilitation and its condition poses a risk to people’s safety.
  • Demolition request: This is a prerequisite for requesting the demolition of the property, as this certificate is necessary to prove that the building is not suitable for rehabilitation.
  • Administrative procedures: The certificate of ruin is also necessary in cases where the property is going to be subject to a change of use, such as in cases of change of urban classification or when a building permit is requested for its demolition.
