Real Estate Transactions

What they are and why they are important

Property appraisals are the technical and economic evaluation of a property, carried out by a specialized professional. This service is essential both to determine the market value of a property and to obtain an accurate assessment in processes of purchase, sale, inheritance, divorce, mortgage financing or any other procedure related to real estate. The value of a property can be influenced by multiple factors, such as its location, state of conservation, size and specific characteristics, so an appraisal carried out by a qualified technician guarantees an objective and realistic valuation.

What does a Real Estate Appraisal include?

A property appraisal includes a thorough analysis of the characteristics of the property and its surroundings. Among the aspects that are evaluated are:

  • Market value: The estimated value of the property is determined based on local real estate market conditions, taking into account comparisons of similar properties in the area.
  • Physical characteristics of the property: The size of the property, its layout, age, construction quality, state of conservation, finishes and possible renovations are evaluated.
  • Location and surroundings: The location of the property is one of the most important factors in the appraisal, so the characteristics of the neighborhood, accessibility, nearby services and other external factors that may influence its value are analyzed.
  • Urban regulations: Local regulations and possible urban limitations that may affect the property are reviewed, such as its classification in the urban plan, licenses or possible restrictions in the area.
  • Profitability study (in case of investment): In the case of properties for commercial or investment purposes, a profitability analysis can be included, which assesses the expected return on investment (ROI).
  • Valuation of the useful and built surface: A precise measurement is made of the useful and built surface of the property, as well as of additional areas such as balconies, terraces, storage rooms, etc.
  • Adjusted market value: The influence of external factors or wear and tear is taken into account, such as age, level of conservation or possible pathologies detected in the property.

When is it necessary to carry out a Real Estate Appraisal?

Real estate appraisal is necessary in various cases, including:

  • Buying and selling real estate: To know the real value of a property on the market and make informed decisions about its sale or purchase price.
  • Mortgage financing: Banks require an appraisal of the property to offer a mortgage, as it serves as collateral for the loan requested.
  • Divorces and division of inheritances: In cases of separation of assets or distribution of inheritances, the appraisal of the property helps to value the assets fairly.
  • Property insurance: To take out home or premises insurance, it is necessary to know the real value of the insured property.
  • Real estate investments: Investors require an accurate appraisal of a property to assess its viability as an investment, analysing aspects such as market value, potential for appreciation or expected profitability.
  • Tax review and cadastral value: For cases of liquidation of taxes related to property, such as the Real Estate Tax (IBI), an appraisal can be requested to confirm the cadastral value of the property.

Benefits of performing a Real Estate Appraisal

  • Objective and accurate valuation: Having a professional appraisal ensures that the property’s valuation is based on objective criteria, allowing informed decisions to be made about its purchase, sale or investment.
  • Compliance with legal requirements: Appraisals are necessary to comply with legal and tax procedures related to the property, such as processing mortgages, taxes and insurance.
  • Transparency in sales and purchase processes: An accurate real estate appraisal facilitates purchase and sale negotiations, avoiding possible conflicts related to the sale price or discrepancy in values.
  • Optimisation of financial resources: Appraisals help to determine whether the price of a property is in line with the market, avoiding paying more than necessary or making wrong financial decisions.
  • Security in investment operations: In the case of real estate investment, the appraisal helps to know the true value of the property and the possible profitability that can be obtained, reducing the risk of an unprofitable investment.

Preparation of a Real Estate Appraisal

The real estate appraisal process follows a technical and detailed methodology that guarantees the accuracy of the valuation. This process includes the following phases:

  • Physical inspection of the property: A specialized appraiser visits the property to gather data on its physical characteristics, state of repair, and other factors that affect value.
  • Local market analysis: Research is carried out on the local real estate market to determine the price of similar properties in the area, adjusting the appraisal based on market fluctuations.
  • Application of technical criteria: Recognized valuation methodologies are applied, such as the comparison method, the cost method or the profitability method, depending on the type of property and its use.
  • Preparation of the appraisal report: The appraiser prepares a detailed technical report justifying the valuation of the property and explaining the methodology used. The report is delivered to the client and can be used for any desired purposes, such as obtaining financing, buying and selling or processing taxes.
