What it is and why it is necessary

The Building Assessment Report (BAR) is a mandatory technical document for buildings over 50 years old, which provides a comprehensive assessment of their state of conservation, accessibility and energy efficiency. This report aims to ensure that buildings are maintained in suitable conditions for use and comply with current safety, accessibility and sustainability regulations.

Contents of the Building Assessment Report (BAR)

The IEE covers three key aspects of the building:

  • State of conservation: Comprehensive inspection of the structure, installations and construction elements of the building (facades, roofs, foundations, etc.), identifying possible pathologies, damages or deterioration that may compromise safety or stability.
  • Accessibility: Evaluation of the accessibility conditions of the building for people with reduced mobility, ensuring that it complies with current regulations regarding universal accessibility (elevators, ramps, doors, etc.).
  • Energy efficiency: Analysis of the building’s facilities in terms of energy efficiency, to evaluate the thermal and energy performance of the property and propose improvements that allow reducing energy consumption and improving interior comfort.

When is it necessary to carry out a Building Assessment Report (BAR)?

The BAR is mandatory in certain situations, such as:

  • Buildings over 50 years old: According to regulations, all buildings over 50 years old must undergo this report to ensure their good condition and compliance with current regulations.
  • Comprehensive renovation or reform: This is necessary to carry out any significant intervention that involves improving the accessibility, conservation or energy efficiency of the property.
  • Technical Inspection of Buildings (ITE): The IEE is a complementary document to the ITE, since the ITE is a mandatory report in certain cities and, often, the IEE is required together with the inspection in order to comply with all legal requirements.
  • Sale or rental of the property: In some cases, owners must present the IEE when selling or renting a building, especially if it is required to certify its state of conservation and accessibility.

  • Reduction in energy consumption: Assessing energy efficiency allows for the implementation of corrective measures that reduce energy consumption, contributing to economic savings and environmental sustainability.

Preparation of the Building Evaluation Report (IEE)

The Building Evaluation Report (IEE) is prepared through the following steps:

  • Technical inspection of the building: A specialized technician carries out a detailed visit to assess the state of conservation, accessibility and energy efficiency of the property.
  • Analysis of the results: The information obtained during the inspection is evaluated in order to diagnose possible problems, deficiencies or areas for improvement.
  • Report writing: The technician writes the report, detailing the deficiencies found, proposing solutions and recommendations for intervention to improve the condition of the property.
  • Intervention recommendations: The report includes an action plan for the necessary repairs, improving accessibility and recommendations for optimising the building’s energy efficiency.
